About Balmoral Boatshed
Balmoral Boatshed has been part of Balmoral Beach since the early 1900s, one of the last working boatsheds on Sydney Harbour's northern beaches and now a hybrid of mooring operator, hire business and beachfront cafe. The shed stands at the southern end of the Esplanade at Balmoral, Mosman, right at the entrance to Middle Harbour, where the beach's calm netted water meets one of the city's most desirable promenades. Its modern history is well documented: the property traded for decades as Walton's Boatshed, a run-down leasehold bought in 1995 by local accountant John Bennett, who rebuilt it around 2005-06 into the present two-storey structure with a beach-level cafe and a 200-square-metre three-bedroom apartment above. In 2012 the leasehold sold to another Mosman family for more than $5 million, the sale including the cafe, a boat hire and tender service and management rights over 56 moorings. The cafe side now operates as The Boathouse Balmoral under the Boathouse Group, open daily from 7am and doing brisk trade in breakfasts and coffee metres from the sand. The maritime side manages those 56 moorings in the bay with a seven-day tender service, runs casual berths for visiting boats, and hires out runabouts, kayaks and stand-up paddleboards. What makes the place singular is the compression of functions into a single heritage-scale shed: swimmers, dog walkers, cafe regulars, mooring customers and hire-boat families all share the same fifty metres of foreshore, and the operation has survived precisely because each arm of the business feeds the others.
Marina facilities
The mooring operation manages 56 moorings in Balmoral's sheltered waters, serviced seven days a week by the boatshed's tender, which ferries owners and their gear between the shed and their boats. Casual berthing is one of the few offerings of its kind on this side of the harbour: a berth can be booked for around $40 for up to 24 hours through the boatshed concierge on 0434 505 444, a service marketed to boaties who want to arrive at Balmoral by water and skip the suburb's notorious summer parking squeeze, though spaces are limited and advance booking is advised. The hire fleet covers the harbour's gentler pursuits, with boats, kayaks and stand-up paddleboards for rent from the shed, exploiting the flat water inside the bay; hire kayaks and boards also operate next door through the Boathouse venue. The Boathouse Balmoral cafe and bar opens daily from 7am, serving breakfast and lunch at the water's edge and functioning as the de facto clubhouse for mooring customers. The three-bedroom apartment above the shed, created in the mid-2000s rebuild, provides waterside accommodation with arguably the best frontage on the beach. Historically the business has been financially robust: at the 2012 sale, the mooring arm was grossing around $285,000 a year and the cafe close to $900,000, figures that explain the $5-million-plus price tag. The tender service, hire desk and cafe effectively share staff across the seven-day week, and the boatshed's phone line doubles as a concierge for berthing and mooring enquiries. There are no fuel, slipway or chandlery services on site; for those, boats cross Middle Harbour to the marina cluster at The Spit.
Local sailing knowledge
Balmoral Beach faces roughly east into the mouth of Middle Harbour, between Middle Head and the rocky point that shelters the bay's southern end, and the approach from the main harbour is deep, clear and simple: round Middle Head, keep the naval waters of HMAS Penguin to port and run into the anchorage. The bay's sand bottom holds well for a daytime stop, though the mooring fields and swimming enclosure limit where you can drop a pick, and summer weekends see the anchorage crowded by midday. Inside Middle Harbour, the Spit Bridge lies a short distance west, with published opening times on weekdays and weekends and roughly six metres of closed clearance depending on tide; courtesy moorings on both sides hold boats waiting for a lift, and a no-wash zone runs up the harbour beyond it. Balmoral's local cruising treats are close at hand: Chinamans Beach around the northern point, Cobblers Bay and the Quarantine Station at North Head a short run south, and the whole of Middle Harbour's bush-fringed anchorages, Pearl Bay, Bantry Bay, Sugarloaf Bay, once through the bridge. Ashore, the Esplanade offers a full dining strip, from the fine-dining Public Dining Room and the Bathers' Pavilion to fish and chips on the promenade, and Mosman village up the hill covers provisioning. Parking is legendarily difficult on fine weekends, which is exactly why the boatshed's $40 casual berth makes sense. Swimmers own the beach in summer, the northern end off the promenade is an unofficial dog beach, and the Taronga-to-Balmoral harbour walk brings a steady flow of walkers past the shed, coffee in hand.
