About Mannum Waters Marina
Mannum Waters is a purpose-built, off-river marina village about three and a half kilometres from the Mannum township, conceived explicitly to pull houseboats off the Murray's eroding banks and into a controlled basin. The development emerged from a 2008 assessment report that approved serviced moorings for up to 156 houseboats alongside a residential subdivision, a boat lift and a commercial area, with every berth required to connect to a vacuum sewer for both blackwater and greywater - an environmental benchmark that was new for the river at the time. What exists today is a gated, community-title marina of more than 150 berths, run by the Mannum Waters Community Corporation, where houseboats sit stern-to along landscaped waterways with wetlands and revegetated floodplain wrapping the perimeter. The flavour is residential and quietly prosperous. Many berths are owned outright as community-title lots and change hands like real estate; a 10-by-39-metre berth was recently offered around $90,000, and owners can place their berth in a rental pool for holiday income. A substantial population lives aboard permanently, giving the marina the feel of a floating retirement village rather than a boat park. Walking and cycling trails thread the wetlands, kayaks slip between the moorings, and pelicans work the basin edges. Mannum itself, one of Australia's oldest river ports and the birthplace of the paddle-steamer Marion, supplies the pubs, supermarkets and clubs three kilometres up the road. The community corporation structure keeps decisions in the hands of berth owners, and the marina's noticeboards and working bees give it a village cohesion that commercial marinas rarely achieve.
Marina facilities
Every 8-metre and 10-metre houseboat mooring at Mannum Waters is fully serviced: mooring and tie-up poles, aluminium gangways and walkway loading ramps, township mains water, metered power, and waste disposal through the vacuum sewer connection that was a condition of the marina's EPA licence. Vehicle access runs to each berth with bitumen roads, typically a three-car allowance on the waterside plus extra parking for trailers and motorhomes. The basin was excavated to 2.55 metres at normal pool level (0.75 metres AHD), comfortably deep for houseboats and river cruisers, though levels fall with the river and wind can trim depth further. Shared facilities include a boat ramp, a bunded refuelling area, and a designated boat maintenance area; the approved design substituted a boat lift for the originally proposed slipway, and hardstand space sits beside it. A shower, toilet and laundry amenity building was provided under the development approvals to serve berth holders and reduce reliance on onboard systems. The marina is gated with secure entry, and management by the Community Corporation means rules, fees and berth sales all run through the corporation rather than a commercial operator. Casual berthing was part of the original design, with sewer-connected visitor moorings near the entrance channel intended to relieve pressure on Mannum's public pump-out station, but in practice this remains a berth-holders' marina, and anyone seeking a short stay should contact the corporation in advance. Berth sales are handled by local agents and houseboat brokers in Mannum, several of whom specialise in the marina.
Local sailing knowledge
Mannum Waters sits on the Murray's left bank just downstream of Mannum township, and river craft reach it without passing any locks; the nearest are Lock 1 at Blanchetown, well downstream, and the weirs upstream toward Walker Flat. River level is the governing variable: at normal pool the basin holds its design depth, but in drought years the river has dropped well below pool, and flood years - 2022-23 being the recent benchmark - push water across the floodplain and test every mooring on the reach. Houseboat skippers new to the river should note the 4-knot speed limits near moored craft and the ferry crossings in Mannum itself, where two cable ferries run day and night and right of way is absolute. Mannum is the provisioning stop: supermarkets, hotels, a bakery, clubs, lawn bowls and a golf course all within a five-minute drive. The town's river heritage is genuine - Captain Randell launched the paddle-steamer Mary Ann here in 1853 and the PS Marion, restored and still steaming, ties up at the Mannum Dock Museum. Cruising from the marina, the popular runs are upstream past the towering cliffs toward Walker Flat and Swan Reach, and downstream to the Murray Bridge reach, each a comfortable houseboat day. The marina's own wetlands attract ibis, spoonbills and pelicans, and the walking trails give liveaboards dry-land exercise without leaving the gate. Adelaide is about an hour and a quarter by road, close enough that many berth owners treat the marina as a weekender rather than a full-time move.
