About Spinnaker Sound Marina (Sandstone Point Marina)
Spinnaker Sound Marina occupies a sandspit position beside the mainland end of the Bribie Island bridge at Sandstone Point, less than an hour's drive north of Brisbane, where the Pumicestone Passage opens into Moreton Bay. Established more than forty years ago, it grew into a compact full-service marina of 150 wet berths for motor vessels to 20 metres, wrapped around a small retail centre with a marina office, cafes and restaurants, and for years it served as the practical front door to Bribie Island and the passage for Brisbane boat owners. In August 2025 the precinct sold for 12.25 million dollars to Gold Coast developer Ignite Projects after an expressions-of-interest campaign that drew national and overseas bidders, and it is now being rebranded Sandstone Point Marina. The new owners have committed to retaining all 150 berths and the fuel dock while reworking the public waterfront: a waterside deck with outdoor seating, new landscaping and a dining and leisure focus are planned, alongside a waterfront apartment project called Anchorage of about 66 residences on the dry stack site. That trade-off marks the marina's present transitional character: a working boat facility mid-conversion into a lifestyle precinct, with the Bribie bridge duplication and Caboolture-Bribie Island Road widening set to bring more people past its pontoons. For now it remains what it has always been, a well-located, moderately priced berth and boat-care base at the meeting point of bay, passage and island. The sale bundled three adjoining titles at 9-11, 12-14 and 13-19 Spinnaker Drive, including 2,349 square metres of development land, underlining how much of the precinct's value now lies ashore as much as afloat.
Marina facilities
The marina's 150 wet berths accommodate motor vessels up to 20 metres with power and water, offered on casual, permanent and liveaboard terms, and the marine lease covering them transfers intact to the new ownership. The 24-hour automated fuel dock dispenses diesel, premium and unleaded petrol and will remain in place through the redevelopment. Boat care has been a mainstay: the yard offers antifouling, mechanical repairs, fibreglass work and detailing, and storage has historically been the marina's differentiator, with an undercover dry stack for boats to seven metres run off a Marine Travelift M2000 forklift, hardstand storage for vessels to eight metres, plus trailer boat and caravan storage. Owners should note the redevelopment plans place apartments on the dry stack and hardstand footprint, and the operator has flagged that those lifting and stacking facilities will be phased out, with alternative arrangements being explored for affected customers; the berths and fuel dock are explicitly unaffected. The marina office operates from the retail centre, which also houses restaurants and cafes overlooking the pontoons, and the whole site is an easy walk from the Sandstone Point foreshore and the Bribie bridge. Booking for berths, lifts and storage is handled direct through the marina office and website, and the precinct has also served as a Boatsmart HQ partner location, a sign of its role as a northern Moreton Bay service hub. Rates remain pitched at the practical end of the market rather than resort pricing, reflecting the working-boat clientele. Community consultation in mid-2024 drew about 180 locals and berth holders to preview the draft upgrade, and feedback has already reshaped early concepts, including discussion of space for commercial fishers to tie up and sell direct to the public.
Local sailing knowledge
Sandstone Point sits where Pumicestone Passage, the narrow tidal channel between Bribie Island and the mainland, spills into Moreton Bay, and the marina's location puts three cruising grounds within easy reach. The passage itself runs 35 kilometres north to Caloundra, a shallow, sand-banked waterway that rewards careful chartwork and tide planning but gives sheltered sailing in almost any wind; the southern section near the marina is the deepest and most reliable. Bribie's ocean side, the Woorim surf beach and the island's northern tip at Skirmish Point are a short run across the passage, while southward the bay opens toward Redcliffe, Moreton Island and the Tangalooma wrecks. The bridge beside the marina has a navigation span that most trailer and mid-size powerboats pass under without drama, but sailing yachts step masts or use the marked channel timing. Fishing is the local obsession: the passage's flats and creeks hold flathead, whiting, bream and mud crabs, and the Bribie bridge pylons are a well-known jewfish and bream haunt. Ashore, Sandstone Point has a big waterfront hotel a short drive south, and the island's supermarkets and shops over the bridge cover provisioning; Caboolture, twenty minutes inland, supplies chandlery overflow and engineering. Tides matter here more than wind: the passage's ebb runs hard past the marina, and low water exposes banks across much of the area, so first-timers should enter on a rising tide and keep to the leads. Pumicestone is also one of the last passages on the east coast where a yacht can run inside a barrier island for a full day without touching ocean swell, which explains the marina's steady hold on shallow-draft cruising families.
