About Sydney Boathouse
Sydney Boathouse at 2 Waterways Court, Rozelle Bay, changed the arithmetic of boat storage on Sydney Harbour. Before it opened in 2013, the harbour had no dry-stack storage at all; the first of its two approved storage buildings took 265 power boats out of their trailers and driveways and racked them under cover minutes from the CBD, just past the Anzac Bridge. The concept was imported from overseas but adapted for a harbour where mooring waiting lists stretch for years: owners book by app, staff forklift the boat from its rack to the water, and it is fuelled, flushed and waiting at the dock on arrival. The operation is part of a larger Markham Corporation maritime precinct that also takes in the neighbouring Sydney Superyacht Marina, acquired in 2016, with links between boat storage, marina berthing, brokerage and servicing deliberately blurred. A limited number of wet berths to 20 metres and an on-site fuel berth round out the water side, while boat sales offices, including The Yacht Business, operate from the complex. The clientele is unambiguous: powerboat owners between about six and twelve metres who use their boats often and want none of the antifouling, trailer and ramp hassle. Occupancy of the first building took time to build, sitting around 60 percent after four years of trade, but the model has since been copied at White Bay and Cockatoo Island, confirming that Sydney Boathouse read the market correctly. Council impoundment powers over street-parked trailer boats, tightening mooring supply and shrinking suburban storage space all pushed owners toward the rack model.
Marina facilities
The dry stack is the engine of the business. Racked storage for power boats to about 11 metres, 265 spaces in the first building, keeps hulls out of the water, eliminating antifouling and cutting maintenance, insurance and sun damage. The valet system runs through the BoatCloud app, which lets owners make real-time launching reservations around the clock; staff then retrieve the boat by forklift, launch it, and have it tied up fuelled with the engine flushed on return. Unlimited or packaged launch cycles are built into storage plans, and overnight berthing after a late return is handled within the facility. Wet berthing is a smaller line: a floating marina with a limited number of berths for boats to 20 metres, offered on a variety of licence terms, with power and water at the berth and the same app-based concierge. A fuel berth on site dispenses to stack customers and berth holders. Maintenance and repairs are available on the premises, with mechanics and shipwrights handling servicing, and boat sales and brokerage, including new and used power boats, operate from the complex. Parking is on site and generous by inner-harbour standards, road access via the Cross City Tunnel and the M4/M5 corridor is direct, and security covers the racks around the clock. Pricing reflects the convenience: dry-stack fees broadly match commercial wet-berth rates for the same length, with the savings coming from avoided antifouling, detailing and trailer ownership rather than the storage bill itself. Dry berths have also been sold on 20-year leasehold terms through Ray White Marine, an ownership structure that mirrors the berth-sales model used at Sydney Wharf.
Local sailing knowledge
Rozelle Bay is the harbour's working inner-west shoulder, hemmed by the Anzac Bridge approach, the Sydney City Marine shipyard and the old timber wharves of Glebe Island and White Bay. Approaching under the Anzac Bridge from the main harbour, skippers pass the superyacht berths and the ship-lift yard before the Boathouse dock, and the whole transit from the Harbour Bridge takes under fifteen minutes at the 15-knot limit that applies in the bridge safety zone. The bay is sheltered and deep enough for anything the facility handles, and the only real traffic caution is the mix of commercial vessels, superyacht manoeuvring and the weekend flood of stack customers departing and returning together, particularly when a southerly change sends everyone home at once. From the dock, the eastern harbour opens in one direction and Blackwattle Bay, the fish market and Darling Harbour in the other; a run under the Harbour Bridge to the Opera House takes minutes. Road access is the precinct's other strength: the Cross City Tunnel, M2, M4 and M5 all feed Rozelle, so owners from most of Sydney can be at their boat faster than they could reach a Pittwater mooring. The Bay Run around the foreshore, the light rail at Lilyfield and the pubs of Balmain and Rozelle cover time ashore. This is utilitarian boating infrastructure, and proud of it: the point is maximum water time per hour of ownership, and the location is chosen for exactly that. Blackwattle Bay's cruise terminal and the fish market fleet keep the waterway honest as a working port rather than a playground.
